Roofing & Siding Financing in Minnesota
Check personalized offers from participating funding partners without affecting your credit score at the offer-check stage. APRs, fees, terms, security requirements, approval and funding time vary by lender.
Northern Exteriors links homeowners to Acorn Finance, an online marketplace that sends borrower information to participating funding partners. Acorn is not the lender and does not make approval or credit decisions. Checking personalized offers generally uses a soft credit inquiry, but a funding partner may conduct a hard inquiry if you choose an offer and continue with a full application. Compare the APR, term, monthly payment, origination fee, total repayment, security requirements, funding conditions, and lender disclosures before accepting any loan. The financing agreement is between you and the lender; Northern Exteriors is not a party to it.
How financing works
- Check personalized offers. Use the Acorn link to answer the marketplace questions. The offer-check stage generally uses a soft inquiry, but read the consent disclosure before submitting.
- Compare the full lender disclosures. Look beyond the monthly payment. Compare APR, term, origination fee, total repayment, approved amount, prepayment terms, security requirements, and any conditions that must be met before funding.
- Complete the lender’s application and coordinate the project. The funding partner may use a hard inquiry and will make the final approval decision. Funding method and timing vary. Do not schedule work or assume money is available until the lender’s conditions and the Northern Exteriors construction payment schedule are clear.
What to expect
- Marketplace, not a lender: Acorn sends information to participating funding partners. Each funding partner sets its own underwriting, approval, amount, APR, term, fees, and conditions.
- Offer availability varies: not every applicant receives an offer, and the amount offered may be less than the project total. Use the current lender disclosure—not an old website range—as the source of truth.
- Credit inquiries: checking personalized offers generally uses a soft inquiry. Continuing with a selected lender may result in a hard inquiry.
- Fees: Acorn may not charge the homeowner for using its marketplace, but a funding partner may charge an origination fee or other lender-disclosed costs. Compare the amount financed with the net proceeds and total repayment.
- Security and loan type: available products and whether any security interest applies depend on the selected lender and loan documents. Do not assume every offer is unsecured solely because it appeared through the marketplace.
- Funding time: some approved loans may fund quickly, but identity verification, document review, banking instructions, lender conditions, weekends, and holidays can change the timing.
- Compare total cost: a low payment can result from a longer term and substantially higher total interest. Compare APR, fees, term, total repayment, and prepayment terms together.
Financing, insurance, or an assistance program: which one first?
If the project may involve sudden storm damage, document the condition and review the policy before choosing how to pay. A photo-documented hail or exterior inspection can help establish the visible condition, but it does not mean every homeowner should file a claim. The insurer and policy determine coverage, notice requirements, deductibles, depreciation, and payment. Northern Exteriors can provide photographs, a construction scope, and adjuster-meeting support when appropriate; we do not decide coverage or act as a public adjuster.
If household finances may qualify for an assistance program, compare that option before accepting a private loan. Washington, Dakota and Ramsey County agencies, Minnesota Housing, USDA and community lenders offer different repair programs, but eligibility, funding, underwriting, liens, repayment terms, approved work, waitlists and contractor rules vary. Our repair-assistance guide identifies programs worth verifying; it does not guarantee that any particular program applies or will beat a lender offer.
Private financing can cover all or part of an owner-approved project, subject to the lender’s approved amount and terms. Possible uses include an aging roof, siding replacement, a deductible, work the insurer did not cover, or an owner-selected upgrade. Before borrowing, confirm the construction scope and price, compare repair with replacement, and evaluate the monthly payment, fees, term, and total repayment. Financing does not change the insurer’s coverage decision or eliminate the homeowner’s deductible obligation.
Financing questions
Does checking my financing options affect my credit score?
At the initial offer-check stage, generally no. Acorn states that checking personalized offers generally uses a soft credit inquiry, which does not affect the credit score. If you select an offer and continue with a funding partner’s full application, that lender may conduct a hard inquiry. Read the consent language and lender disclosure before submitting each step.
Do I have to finance the whole project?
Not necessarily. You may request financing for all or part of the project, but the funding partner controls the approved amount, minimums, maximums, and terms. Match the borrowing request to the written construction scope and Northern Exteriors payment schedule. If insurance is involved, financing does not change the coverage decision or remove the homeowner’s obligation to pay the applicable deductible.
Who do I pay, and when?
The funding partner’s loan documents control how and when money is disbursed. Some lenders may deposit approved funds into the borrower’s account, while other products or circumstances may use different instructions. Funding time varies with approval conditions, verification, banking information, weekends, holidays, and the lender’s process. Northern Exteriors payments remain due according to the signed construction contract; confirm that the lender’s timing works with that schedule before work begins.
Is this a 0% financing offer?
No. Northern Exteriors does not advertise the Acorn marketplace as a 0% offer. Each funding partner sets its own APR, term, fees, and approval conditions, and some offers may include an origination fee. Compare the lender’s total repayment and net proceeds rather than assuming “0%” or “no fee” from a contractor headline. Other financing programs in the market may use different pricing structures, so review their disclosures instead of assuming every promotion works the same way.
What if I do not qualify, or the rate is too high?
Do not force a bad loan. Review the repair-assistance programs worth verifying, compare other banks or credit unions, consider whether a secured home-equity product is appropriate for your situation, and ask whether a targeted repair or different product scope would solve the immediate problem safely. County, Minnesota Housing, USDA and community programs have different eligibility, funding, liens, waitlists and repayment terms; no page or contractor can promise approval.
Northern Exteriors Minnesota Inc. is a roofing and siding contractor, not a lender, broker, financial adviser, public adjuster, or credit decision-maker. The Acorn link may identify Northern Exteriors as the referring contractor, but Acorn and its participating funding partners control marketplace disclosures, offers, underwriting, approval, credit inquiries, loan documents, APRs, fees, security requirements, disbursement and servicing. Checking personalized offers generally uses a soft inquiry; proceeding with a funding partner may involve a hard inquiry. Offers and program details can change. Review the selected lender’s current disclosures and consider independent financial or legal advice when appropriate. MN License #BC297099.
Get a free inspection and written estimate first
Start with the construction decision, not the loan amount. Northern Exteriors can inspect the roof or siding, explain repair and replacement options, and provide a written scope and price. Use that information to decide whether borrowing is appropriate and how much to request. Financing neither changes the construction scope nor determines what an insurer, assistance program, or lender will approve. Call 651-230-5103 or use the form below.
