Leak Diagnosis: The Stain Is Rarely Where the Water Got In

Water follows the underlayment, the rafters and the sheathing seams before it shows up on a ceiling, so a stain in the hallway can come from a pipe boot fifteen feet upslope. We diagnose from the roof down: we start at the highest possible entry point above the stain, check every penetration and transition in that path, and look in the attic when access allows for staining, wet insulation or daylight. Guessing and caulking the nearest thing is how a $300 repair turns into three visits. We find the source first, then repair it once.

Missing, Lifted and Damaged Shingles

Wind lifts shingles at the seal strip; once the seal is broken they flap, crease and tear. Hail bruises the mat and knocks granules loose so the shingle ages years in one afternoon. A few missing or creased shingles on an otherwise healthy roof are a good repair candidate — we match the product and color as closely as the market allows, replace the damaged courses, re-seal, and check the surrounding shingles for hidden creases. If the seal strips have failed across whole slopes, that is an age problem, not a repair problem, and we will tell you.

Flashing, Vents and Pipe Boots — Where Most Leaks Actually Start

In the Twin Cities the leaks we repair most often are not in the shingles at all. They are at chimney and sidewall flashing that was face-nailed or never counter-flashed, rubber pipe boots that split after ten years of UV and freeze-thaw, rusted or cracked roof vents, skylight flashing kits that were skipped, and valleys where debris and ice sit. These are precise, small-area repairs when caught early: new step and counter flashing, a new boot or vent, a rebuilt valley. Left alone, they rot decking and become replacement-sized problems.

After hail or high wind we inspect the whole roof, not just the spot you can see from the driveway, because storm damage is usually spread across a slope. We photograph and document what we find. When Repair Stops Making Financial Sense

A repair is worth doing when it buys you real years, not a season. We recommend replacement instead when: the roof is past roughly 18–20 Minnesota winters and shingles are brittle; seal strips have failed across slopes; there is bruising or granule loss on most of the roof after hail; the decking is soft in more than a few spots; or you have already paid for two or three repairs in as many years. At that point every repair dollar is a deposit on a roof you will still replace. Factors we weigh with you: age and product, extent of damage, number of layers, decking condition, ventilation, how long you plan to stay, and whether storm damage may be an insurance matter.

Yes, when the surrounding shingles are in sound condition. On older roofs, brittle shingles can crack during the repair — we’ll tell you before we start if that risk applies to yours.

My ceiling has a water stain. How do you find the leak?

Water rarely enters directly above the stain — it travels along decking and framing first. We trace it from the roof side, checking flashing, penetrations, valleys, and fastener lines, and photograph what we find. Is a roof repair covered by insurance?
